Plats approved for 2 new housing additions in Chickasha

Final plats for two single-family residential developments totaling 82 lots in Chickasha were approved by the City Council.

JYM Investments of Moore proposes to develop 42 lots on 20 acres in Sleepy Hollow Third Addition Phase 4, according to manager Hossein Farzaneh. The subdivision will be south of West Country Club Road and east of South 16th Street, records show.

The plat indicates there will be 29 lots varying in size from 7,200 square feet to 7,800 square feet, five lots of 8,088 to 8,713 square feet, four lots ranging from 9,227 to 9,996 square feet, two at 10,200 square feet each, one at 11,558 square feet, and one will be 14,066 square feet.

John Burris, director of sales and marketing for Colony Fine Homes, told Southwest Ledger they plan to build houses of 1,800 to 2,500 square feet, each with a three-car garage and priced in the “low- to mid$300s.” They also intend to build houses of 1,300 to 1,800 square feet, each with a two-car garage and priced “in the lower $200s to the $250-$260,000 range,” he said.

The subdivision will support a population of 147 people, a report the City of Chickasha filed with the state Department of Environmental Quality reflects.

The project will include construction of 1,805 linear feet of 8-inch-diameter PVC sanitary sewer line, 6 feet of 6-inch PVC water line and 1,746 linear feet of 8-inch PVC water line, DEQ reports indicate.

The other subdivision, Enclave Estates, will feature 40 lots on 9.43 acres south of West Grand Avenue and west of South 29th Street. The applicant was CUBIT Development Group based in Wilmette, Illinois, and the owner is listed on a city document as McNatt Rentals of Ninnekah.

The plat shows there will be 17 lots ranging in size from 6,000 to 6,887 square feet, nine lots of 7,066 to 7,888 square feet in size, eight lots varying in size from 8,276 to 8,919 square feet, three lots encompassing 9,184 to 9,524 square feet, two lots of a little more than 11,000 square feet, and one 13,270 squarefoot parcel.

Both plats were endorsed on votes of 8-0-1. Councilman Charlie Burruss abstained.
