Plans submitted for subdivision on 16.7 acres in Chickasha

Preliminary plans for a new subdivision of 74 residential lots on 16.73 acres in southwest Chickasha were approved by the City Council.

Enclave Estates will be bounded by South 34th and South 37th streets, and by West Mississippi Avenue and Enclave Drive, according to engineer/ surveyor Kendall W. Dillon, senior vice president of the Oklahoma City office of Crafton Tull planning, design and surveying firm.

The land is owned by McNatt Rentals of Ninnekah, and the project developer will be Cubit Development Group of Wilmette, Ill., Dillon told Southwest Ledger.

Enclave Estates will be single-family houses with a “minimum of 1,300 square feet” of floor space and will be marketed in “lower to median prices for houses,” Dillon told the council.

The addition will have a detention pond designed for gradual release of 1.7 acre-feet (555,576 gallons) of stormwater runoff, project records reflect.

Councilman Charlie Burruss wondered whether the water demands and wastewater production from the addition would impose a burden on the city’s water and sewer systems. “Our contribution to those will be minimal,” Dillon said.

In addition, City Hall plans to perform some rehab work on the 29th Street sewage lift station, Community Development Director Rachel Bernish said.

Burruss also asked whether the final plans would include any “green space.” There are no plans for a neighborhood park in Enclave Estates, Dillon replied.

Bernish said the City of Chickasha doesn’t want to require “pocket parks” in subdivisions because quite likely the city would eventually have to assume responsibility for their maintenance and upkeep.

Chickasha has 10 parks, according to a master plan adopted in 2013. Those include 4,000-acre Lake Chickasha northeast of Verden, in Caddo County, and the 130-acre Sports Complex.

Shannon Springs is Chickasha’s premier 50-acre park. Other city parks include Washita Valley, 7.55 acres; Centennial Plaza downtown, twotenths of an acre; Austin Park, 0.64 acre; Richie Park, 0.26 acre; 12th and Alabama Park, 1 acre; Centennial/ Kids Place Park, 6.5 acres; and the Rock Island Railroad Depot area, 10 acres.
