Study shows regional differences across housing market

The U.S. housing market’s shift toward buyers is most pronounced in the South, where 18 of the 19 identified buyer markets are located, according to Realtor. com. Meanwhile, the Northeast contains all five balanced-tightening markets, signaling areas where sellers are beginning to regain leverage.

The Midwest remains the strongest seller-leaning region, with two-thirds of its metros still favoring sellers. The West, however, has largely moved into balanced conditions that continue trending toward buyers.

Per Realtor.com, Hartford, Connecticut, remains the only metro at the Market Clock’s peak seller position of 12 o’clock.

“Two-thirds of Midwestern metros are still tilted toward sellers, while buyers in the South are experiencing nearly the opposite conditions,” said Jake Krimmel, senior economist for Realtor.com. “The regional divide is one of the clearest trends we’ve measured.”
